A rural exception site located in the village of Welton, this scheme was developed through a partnership forged between POD, ACIS Group and the private housebuilder Beal Homes.

 

Being built without grant funding, the scheme offers a mixture of affordable rent, shared ownership and private sale housing, which provided enough cross subsidy that additional grant funding was not required.

 

Initial work on the scheme concept began some years ago, assessing the local housing need in the area, negotiating with the landowners and working hard with local stakeholders so a scheme that incorporated the needs of the local community was submitted for planning in February 2014. After some further amendments and legal agreements being finalised permission was granted in March 2015.

 

The scheme was designed by Framework Architects and built by Beal Homes, with development project management services delivered by POD. The final scheme comprises a mix of 1, 2 and 3 bedroomed bungalows, flats and houses.

 

The total cost of the project to ACIS Group was in the region of £4.7m, representing a significant investment into both the local housing stock and economy. All properties achieved The Code for Sustainable Homes Level Three.

 

The scheme was completed in November 2016 with the first plots having been handed over to new residents in May 2016.
