Extra care facility opens in Peterborough

A £7.5 million development providing an extra
care facility for frail, older people has been opened in Eye near
Peterborough. Working in partnership, POD, Larkfleet Group,
Peterborough City Council, the Primary Care Trust and Axiom Housing
Association completed the development which was part funded by the
HCA. The scheme is made up of 52 extra care flats and 12
bungalows for older people. Residents will benefit from a support
care team that is on call 24 hours a day, 365 days a year.
This is the first extra care facility of its
kind to be built by POD and the Larkfleet Group, and the third in
the area for Axiom. As an extra care facility, getting the design,
layout and finish of the building right was extremely complex,
tailoring the designs to include features such as extra lifts and
wide access doors making life easier for residents and staff.
Sustainably sourced materials, such as timber
framing, were used for the construction of the scheme and were
supplied and installed by Larkfleet Group companies Kestrel Timber
Frame and Lark Energy.
Further sustainable features include combined
heat and power generation (CHP) which uses gas for heating and any
excess heat to produce electricity. This can reduce energy costs by
up to 30 per cent. The scheme also has use of energy production via
photo voltaic cells which are part of a feed-in tariff and will
offset the cost of insulation in 25 years.
The main building houses the 52 extra care
flats and a hub which offers a wide range of amenity and communal
facilities to residents of the main building and the bungalows.
Communal features include:
Restaurant, open to residents 365 days a year
Hair salon
IT learning centre
Cinema lounge
Library / Quiet room
Craft room
Landscaped courtyard garden
Laundry
Micro-shop for essentials
Guest room with en-suite facilities
The 52 flats, including those dedicated to
dementia care, are available to rent with six of the bungalows
available for shared ownership and the other six for outright
purchase from Axiom Housing Association.
