First Level 4 Homes Built in Scunthorpe

The £2.1 million
development at St Catherines Mews, Ashby, has created 14 new homes
and is the first scheme in the North Lincolnshire Council area to
achieve a Code for Sustainable Homes Level 4.
This urban area had been
identified by North Lincolnshire Council as having a high demand
for family housing, in particular, larger and sustainable homes at
affordable prices. The site was acquired in the summer of 2008 by
developers, T G Sowerby Developments Ltd.
The POD development team provided a large
number of services which included securing funding from the Social
Housing Grant Allocation part fund scheme, handling and agreeing
contract sums. They also provided tenant training on all houses to
inform them on how the systems in their new homes worked as the
sustainable features will produce an overall reduction in Carbon
Emissions by 44% compared to normal building regulations, meaning
that the properties will be cheaper to run, helping to ease fuel
poverty.
Sustainable features include:

High
Efficient Electric NIBE boilers with Economy 7 meters installed
to reducing heating and power usage within households
•
Solar panels
to heat water
•
Rainwater
harvesting tanks in communal car parks and under roofs
which will provide the water for all WCs and Washing
Machines.

Mechanical Ventilation and heat recovery units maintain airflow
throughout the buildings.
• The
Communal Garden which will attract added Biodiversity whilst also
increasing the community nature of the site.
Working with ‘Framework
Architecture and Design Ltd’, POD managers were able to set briefs
to match sustainable level 4 in order to guarantee that larger
affordable family homes could be offered to tenants. The Architects
also ensured that the design of the buildings was innovative and
would blend in seamlessly with their surroundings whilst also
having a contemporary feel.
Under house parking has
allowed for the provision of 3 storey accommodation. The team was
also able to add balconies, En-suites and utility rooms to some
units as well as the communal open space at the heart of the
development.
Although the size of the build was restricted
by the limitations of the site and the public highway surrounding
the area, the POD project manager was able to maximize the usage of
space

Completion of a £6.6million development in Southview, Peterborough, was celebrated with an opening ceremony on Friday 1st July.
POD Developments worked in partnership with L&H Homes, Lindum Construction and Boston Borough Council to provide a choice of 41 affordable homes in Kirton, near Boston.
